We firmly believe that by taking advantage of our Property Management and Maintenance Program, one of the purposes that we should achieve is maximum efficiency with minimum paper work and unnecessary documentation. Combining the cares of your property with the cares of the common parts of the complex we have the wonderful opportunity to offer them to you at lower than ever prices for both services in Bulgaria. Separated these services would of cost you much more, but now you have the chance to maintain your property not only as separated part of the complex but also as integral part of it with minimal costs and efforts and all that - at the same time with one Property Management company. You will get one contract, one invoice, once a year for all of the cares that your property requires. Minimum efforts, time and costs for maximum efficiency and time to enjoy your holidays.
We firmly believe that Elina Jsc, offers the most equitable, reliable, responsible and fair-minded property management services at its complexes.
“Elina” Jsc. takes the maintenance of the tourist complex and the purchaser obligatorily signs a contract with “Elina” Jsc. with an annual fee in amount of ˆ 21, 00 per square meter + VAT, with the following discounts:
- ˆ 19, 70 per square meter for each apartment a year + VAT – with advance payment for three years;
- ˆ 18, 50 per square meter for each apartment a year + VAT – with advance payment for five years.
In return of your money we are going to look after the common parts of the building by:
- Organizing the sanitary-hygiene activities in the complex in the common parts of the buildings, the swimming pool and the entire yard;
- Organizing the outdoor security of the complex.
- To neutralize any damages of the equipment for common use, as well as of the common parts of the buildings, due to natural use or a result of fire-precaution activities
But that’s far from everything that you will receive back for your money. You will also benefit from our highly qualified and professional care for your holiday residence, not only keeping it functional, but attracting for tourist business as long as you are away not using it, receiving rental income
We check all service work that is done at your property and make sure it's done well. The services that we are going to provide for your property are the following:
1. Pre-opening preparation for the season
- Run on the water into the water-pipes
- Plugged drain repair /if it’s necessary/
- Electrical repair /if it’s necessary/
- Un-pasting the windows
- Washing the windows
- Cleaning the terrace
- Removing the terrace parapet
- Re-painting and lacquering of the terrace parapet
- Cleaning the laminate and floor tiles
- Unpacking and dusting the furniture and equipment incl. TV sets
- Uncovering the furniture
- Laundry the sheets, towels, curtains, bed-covers and delivering and setting in,
- Cleaning the mattress and wardrobes
- Hang up the curtains
- Washing the entire bathroom incl. lavatory pan and wash-basin as well as bathroom tiles
- Washing the kitchen box incl. cupboards and all the kitchen equipment as well as electric cooker, oven, microwave, fridge, filter coffee machine and toaster
- Unpacking the kitchen equipment /plates, glasses, cups, forks, knifes etc./
- Pest control
- Miscellaneous
2. Putting away for off-season
- Inspection of the water-pipes
- Switching off and packing the TV sets, packing up the furniture and equipment and covering them in order to avoid fading from the sun
- Taking down the curtains,
- Pasting up the windows,
- Tightening the windows to not penetrate water or dust in
- Disinfection of lavatory pan and wash-basin in the bathroom,
- Full cleaning of the bathroom tiles with special cleaning gel,
- Full cleaning and disinfection of kitchen box, incl. the electric cooker, oven and microwave with special anti-fat power gel,
- Switching off and full cleaning of the fridge,
- Packing of the kitchen equipment /plates, glasses, cups, forks, knifes etc./ incl. filter coffee machine, toaster
- Pest control
- Miscellaneous
3. Appliances Repair (Prophylactics of the machines and equipment to ensure all that appliances are in working order)
(Air-condition, TV set, fridge, filter coffee machine, microwave, toaster, absorber, hair-drier, phone set, bulbs)
4. Regular ventilation – to ventilate the property and check for any humidity and/or damage.
(Weekly visits to keep the apartment in good condition out of the active season)
5. Electricity, hot and cold water, cable TV and standing phone bills will be measured monthly.
A full statement of account as per item 5 will be forwarded to at the end of every rental season via email.

For this minimal fee you will receive quality services which will maintain your property in best condition and will keep the common areas in best condition as well which combined is going to make your investment pay back just by having it.
